What the homes are like here

Scarborough is postwar Toronto in its purest form. The dominant stock went up through the 1950s and 1960s to house returning veterans and their families, and much of it was built from Central Mortgage and Housing Corporation small-house plans that CMHC sold for a nominal fee alongside subsidised loans. The result is street after street of variations on a handful of designs, the plainest of which are still known as strawberry boxes.

Two typologies dominate. The postwar bungalow is a single storey with an occupiable basement and the stair at the front or side. The backsplit is its variant: one storey at the front which splits into an upper and lower level toward the rear yard, which is why the floor plan makes no sense until you are standing in it. Later blocks added conventional detached two-storey houses.

Sizes generally run 1,500 to 2,600 square feet on lots that are genuinely generous by Toronto standards, and a very high proportion of the basements are finished and in full daily use rather than storage. Agincourt, Bendale, Guildwood, Cliffside and Malvern all follow the pattern with local variation.

What we actually deal with in Scarborough

Multi-generational households are common here and they change what a clean actually is. More people means more bathrooms in daily use, more laundry, more cooking, and a kitchen working several times harder than the same kitchen in a downtown one-bedroom. The floor area is the least useful number for pricing a house like that, which is exactly why we do not use it.

Heavy home cooking is the defining local factor and it is a genuine technical problem rather than a matter of tidiness. Frequent high-heat cooking, particularly frying and anything involving oil at temperature, aerosolises fat that lands on every nearby surface and then oxidises. Over months it polymerises into a sticky amber film on cabinet fronts, the range hood, the filter and the wall above the stove, and at that point it has stopped being grease and started being a soft varnish.

That film does not come off with a general-purpose spray, and scrubbing it with an abrasive takes the cabinet finish with it. It needs an alkaline degreaser with real dwell time so the chemistry does the work rather than the cloth. On a kitchen that has been cooked in hard for years, this is a deep clean item on the first visit, and standard cleans hold it afterwards.

Range hood filters are the part everyone forgets. A metal baffle or mesh filter saturated with fat stops extracting, which pushes more grease into the room and makes the whole problem worse. They come out and go through a degreasing soak rather than being wiped in place.

Finished basements used as full suites, frequently with their own kitchen and bathroom, are the other thing most often left off a booking. Include them in the bedroom and bathroom count so the quote is accurate and nobody has an awkward conversation at the door.

The backsplit layout deserves a mention of its own. Half-flights between levels mean equipment is carried between four or five part-storeys rather than two or three full ones, and a house that measures modestly can involve more movement than a larger conventional home.

Kitchen grease: why it needs chemistry rather than effort

Cooking oil that has been heated and then left on a surface does not stay oil. Exposed to air and warmth it oxidises and cross-links, which is the same process that turns linseed oil into a hard finish on furniture. That is why an old grease film feels tacky rather than slippery, and why wiping harder does almost nothing.

What breaks it down is alkalinity plus time. A degreaser is applied and left to dwell so it can saponify the fat, converting it into something water-soluble that then lifts away. Rushing that step is the single most common reason a kitchen clean underdelivers, because the product is wiped off before the reaction has happened.

The limits are worth being honest about. On a painted or thermofoil cabinet door, years of buildup sometimes comes off along with gloss that had already been damaged underneath by the grease itself, and a very old film may need two passes on separate visits. Anything promising a decade of buildup gone in one wipe is describing a different kitchen.

Prevention is mostly extraction. If your hood recirculates through a charcoal filter rather than venting outside, the fat never leaves the room, and no cleaning schedule fully compensates for that.

Multi-generational homes, and pricing that does not punish them

A lot of pricing models in this industry are built around a couple in a two-bedroom, and they cope badly with a household of six across three generations. Hourly pricing in particular gets worse the busier the house is, because the meter simply runs longer and the customer carries all the risk.

Flat pricing off bedrooms and bathrooms is a better fit, because those two numbers track the actual work closely. A house with three bathrooms in daily use is genuinely more work than one with three bathrooms where two are guest rooms, but the difference is far smaller than the difference between three bathrooms and one.

Where it matters most is that the number you see before booking is the number you pay. No adjustment on arrival because the kitchen was busier than expected, and no hourly overrun because a bathroom took longer. If the scope was described accurately when you booked, the price holds.
