What the homes are like here

North York was farmland until the late 1940s, and between then and the mid 1960s it was subdivided at speed into bungalows, side-splits and modest two-storey houses. The original specification was consistent and modest: three bedrooms, one bathroom, a small kitchen and an unfinished basement with low ceilings.

Very little of Willowdale still looks like that. From the early 1990s onward a large share of the original stock was demolished and replaced with much larger custom houses on the same lots, which is why a street can run from an untouched 1955 bungalow to a 4,000 square foot rebuild and back again. Bayview Village and Don Mills have their own versions of the same story.

The condo corridor is the other half of North York. The Yonge subway reached Finch in 1974 and the Sheppard line opened in 2002, and the stretch of Yonge between them became one of the busiest high-rise development zones in the city, with dozens of towers replacing low-rise commercial frontage.

What we actually deal with in North York

The detached homes here are genuinely large, frequently four or five bedrooms with three or more bathrooms and a finished basement. Those are two-cleaner jobs, and pricing on bedrooms and bathrooms keeps that honest rather than producing a surprise on arrival.

Second kitchens in finished basements are common across North York and are almost always left off a booking by accident, because people think of the basement as separate rather than as part of the home. A full second kitchen is a genuine second kitchen of work: a hob, a hood, a sink, cabinet fronts and a floor that gets cooked on. Mention it when you book and it goes into the flat price up front.

Rebuilt houses often have a scale of finish that the original stock never had, including two-storey entrance halls, feature staircases with open risers, and a great deal of glass. Open-riser stairs are slower than closed ones because both faces of every tread are visible and the underside is on show from the hall.

The surviving original bungalows and side-splits are the opposite problem: low basement ceilings, small rooms, and a single bathroom that has usually been renovated at least once. The side-split in particular has half-flights of stairs between levels, so equipment gets moved constantly for a house that is not large.

The Yonge corridor condos are conventional high-rise units and the access rules match downtown: sign-in at the desk, often paperwork on file with property management, occasionally written authorisation for fob release.

Basement kitchens and secondary suites

A basement with a full kitchen and bathroom is close to a second home inside the house, and it is the most common reason a North York quote comes out wrong. It is not that anyone is trying to underpay, it is that a suite occupied by a relative or a tenant does not feel like part of the booking until the cleaner is standing in it.

The work involved is real and it is heavier than the equivalent upstairs, because basement kitchens tend to be where the serious cooking happens in a multi-generational household. Extraction is usually weaker or recirculating, ceilings are lower, so grease concentrates on cabinet fronts and the ceiling above the hob rather than dispersing.

Include it in the count when you book. If you would rather it were excluded entirely, that is completely fine, just say so in the notes so nobody arrives expecting a different scope. What we will not do is add it as a surprise on the day.

Why big houses get two cleaners rather than one for longer

Above roughly 2,500 square feet we generally send a team of two. That is not an upsell, and because the pricing is flat rather than hourly it does not change what you pay.

The reason is partly quality. A clean that runs seven hours has a different finish at hour seven than at hour one, and splitting it keeps the standard even across the house. It is also practical: two people can work wet and dry areas in parallel without waiting for floors, which removes a lot of dead time.

The other reason is that most people would rather have their house occupied for three and a half hours than for seven. In a home where someone works from home, or where children nap, that difference matters more than the arithmetic suggests.

Almost certainly, because the price follows bedrooms and bathrooms and the original stock is typically three bedrooms and one bathroom. Do add the basement if it is finished and in use, and note the side-split half-flights if you have them.

Do the Yonge corridor condos need anything arranged in advance?

Often yes, in the same way as downtown. Many towers want cleaners signed in at the desk and some want paperwork on file with property management before anyone is admitted. Send us the building when you book and we will sort it before the first visit rather than at the door.

How do I pay, and when?

You add a card when you book, but nothing is charged then. Before the clean we place a hold on that card for the price of the booking, and the hold clearing is what confirms your slot. That is normally 24 hours ahead, though if you book for the next day it happens shortly after you book, because there is no 24 hours to wait. A hold is not a payment: the money is reserved rather than taken, though it usually shows as pending in your banking app until it settles, and on a debit card it holds real funds for a few days. The hold becomes the actual charge after the clean is done and you have had a chance to look around, with a receipt emailed to you, and never for more than you were quoted. On recurring plans you are held and billed per visit rather than upfront for a block, so there is nothing to claw back if you pause or stop. Card details are handled entirely by Stripe and never touch our servers.
